New plans for 225 Roy St include public plaza, affordable housing, and artist in residence

A new Land Use application for 225 Roy St hit this week and we also have updates directly from the developer. The former site of Teatro Zinzanni will become home to two new apartment buildings housing 269 units and retail space on the street-level. One building will be 7 stories tall, the other 8 stories tall, and there will be 185 parking spots on site. What’s new in the current design is a public plaza at the corner of Mercer St and 3rd Ave N, plus 20% of the apartments will be affordable housing with rents running $1100 to $1800 per unit.

The new complex will also have a through block connection from Roy to Mercer with a landscaped courtyard and on-site water feature that doubles as an on-site bio retention for rainwater runoff. Cladding materials will be a mix of brick, metal, and cementitious panels. Plus, the developer has been working with COCA (Center for Contemporary Art), Shunpike, and the Uptown Arts + Culture Committee for public art in the space. Fence murals will be installed soon and an installation of “artist in residence” containers on the site will provide space for artists to work and show their art.

The developer, barrientos RYAN, will present the updated design to the Uptown Land Use Review committee in early September, with a Design Review Board Meeting following 20-30 days later. Construction is expected to start next summer.
